Planning Appraisals

  • Planning appraisals can provide the first step in understanding what a Site can provide in terms of development, and what the planning issues need to be addressed.
  • Appraisals can also set out possible alternative strategies for development, which may require a number of different planning routes

Planning Applications

  • We undertake a start to finish approach to all types of applications for smaller residential developments to larger strategic schemes. We have extensive experience in managing large multi-disciplinary development teams, as well as co-ordinating with EIA Consultants.
  • We deal with the submission of applications, CIL, S106 as well as negotiations during the determination process with statutory consultees, the LPAs and planning conditions.
  • All types of planning applications are undertaken such as outline, full, hybrid, S73, Non-Material Amendments, Prior Approvals…

Planning Appeals

We have extensive experience in undertaking all three types of appeal routes: written submissions, hearings and inquiries. The Royal Town Planning Institute is one of a group of professional organisations that are permitted to have ‘Licensed Access’ to barristers under regulations from the Bar Standards Board. This means that because of our identifiable area of expertise, we are licensed to instruct barristers directly, without the need to go through a solicitor in cases relating to planning.

Certificates of Lawfulness

We have a breadth of experience in dealing with both Certificates of Lawfulness for both proposed and existing development under permitted development rights as well as the required time periods. Having undertaken these across the country we have been successful in obtaining certificates for a variety of clients from equestrian uses to large residential schemes.

Land Promotion

  • Land Promotion through the Local Plan can be a long process. At Lavata Group we can provide advice to landowners and developers on the progress of Local Plans as well as undertaking representations to these at each stage.
  • We are able to provide recommendations to Clients on technical consultants as part of the promotion team such as transport, contamination, design, acoustics, energy, and project manage the team

Listed Buildings and Conservations Areas

  • We can provide town planning advice with regards to both Listed Building and Conservation Areas consents.  Sometimes, very specialist advice is required for more complex cases and we have trusted relationships with Heritage Consultants across the country to provide detailed input if required.
